You do not need a roofing background to make this call. You need honest answers to three questions, and most of them you can gather from your driveway and your paperwork.
How Old Is Your Roof?
Age is the biggest single factor. An architectural asphalt shingle roof in Pennsylvania typically lasts 20 to 30 years. If yours is under 15 years old and has one contained problem, repair is almost always the right call. You are protecting a roof that still has a decade or more of service in it.
Past 20 years, the math flips. Every dollar spent patching a roof in its final act is a dollar you will not get back when the full replacement comes due. And it is coming due.
If you do not know the age, check your closing documents, ask longtime neighbors when the street was last re-roofed, or look for a building permit record. During a free inspection we can also estimate the age within a few years just from shingle condition.
How Widespread Is the Damage?
A dozen shingles blown off one slope in a windstorm is a repair. Curling shingles on every slope is a replacement wearing a repair costume.
Walk the perimeter of your house and count trouble spots. One leak with an obvious cause, damage confined to a single area, or one failed piece of flashing all point toward roof repair. The opposite pattern matters more. Granules piling up in your gutters, bald or cracked shingles scattered across multiple slopes, and leaks that show up in different rooms in different seasons all mean the roof is failing as a system, not in a spot. No patch fixes a system.
What Is Your 10-Year Plan?
Selling within three to five years changes the answer. A documented repair, backed by an inspection report and photos, can satisfy a home inspector and keep a sale on track without spending replacement money on a house you are leaving. Buyers do not expect a brand new roof. They expect a roof with no active problems and a paper trail proving it.
Planning to stay ten years or more changes it the other way. A 22 year old roof will not make it through your plan. Repair it now and you will pay twice: once for the patches, again for the replacement. If you are staying, buy the roof that stays with you.
When Repair Is the Smart Money
Repair wins in specific, recognizable situations. Your roof is under 15 years old. A storm took shingles off one slope, and your insurance may even cover the fix. Your chimney flashing failed but the shingle field around it is healthy. A satellite installer or a raccoon left you one damaged area.

When Replacement Saves You More
Replacement stops being the expensive option once repairs turn into a subscription. If your roof is past 20 years, if it has leaked in more than one place, or if a repair estimate comes back with a long list of “while we are up there” items, the roof is telling you where this ends.
